Our Services

Our property managers are experienced and dedicated to satisfying both the property owner and tenants. Effective tenant relations, cost controls, reporting systems and maintenance services, together with ongoing education and training of personnel, are the keys to our property management success.  We offer both “bundled” and “unbundled” property management services for single-family homes, multi-family units and commercial properties in the Reno, Sparks, and Carson City areas. Our two most popular bundled packages are “Complete & Comprehensive Management” and “Tenant Finder,” are both detailed below. Services for assisting with problem tenants by way of eviction or if you’d prefer to retain us on an “a la carte”  customizable basis, are also available.

Property Management Services – Residential & Commercial

  • Initial property walk through with owner to determine the home’s competitive marketplace status
  • Market rent study and recommendations to Owner to improve property’s marketability
  • Design & placement of advertising on major internet sites, in print and in office postings.
  • Minimum once weekly vacancy inspection
  • Tenant Screening & Application Review for all residents 18 years of age or older
  • Thorough lease review for tenants of all provisions prior to start date
  • Lease execution, collection of initial move-in monies (rent & security deposit via certified funds)
  • Move-in inspection of the property’s condition at occupancy – signed by both tenant and property manager
  • On-call availability 24/7 for property and tenant emergencies
  • Physical inspection every 6 months of the interior and exterior with photos & documentation uploaded to Owner Portal
  • Ability to accept online rent payments from residents
  • Monthly and annual financial reports to Owner
  • 24/7 online access to owner documents and accounting reports
  • Option to receive your monthly Owner’s Proceeds via direct deposit
  • Arranging for routine and preventative maintenance
  • Tier I of eviction action for non-payment of rent and/or lease violation
  • Lease administration; renewal tracking
  • Annual accounting and 1099 reporting processed at year end

  • Move-in inspection of the property’s condition at occupancy – signed by both tenant and property manager
  • Lease Documents, Move-in Inspection, CD of Pictures, final accounting, and all funds sent Owner within  five (5) days of lease commencement
  • Post “Pre-Eviction” notice at the property
  • Document preparation and service of 5-Day Notice to Pay Rent or Quit
  • Obtain Order from the Court authorizing lockout of tenant and 
Submit Order to Washoe County Sherriff for actual lockout.
  • If notice goes to a Lockout, meet Sherriff at property and change 
all locks on property
  • If Owner is granted Lockout and Tenant has not vacated, Owner must 
Secure Tenant’s property for 30 Days. Agent will make arrangements with Tenant(s) to remove their personal property. Agent will inspect the property every seven (7) to ten (10) days during this time.
  • If notice goes to a Hearing, appear as your Property Management Representative on Owner’s behalf
  • Lease administration & Lease compliance
  • Collect Tenant rents and disburse month-end ownership checks
  • Monitor and notify tenants of rent increases
  • Notify Tenants of late charges and facilitate collection
  • Track lease termination and renewal options
  • Calculate annual Common Area Maintenance charges
  • Establish relationships with vendors who carry the appropriate insurance to prevent owners from liability exposure
  • Accounts Payable for insurance, annual property taxes, and other monthly bills
  • Oversee maintenance repairs, preventive maintenance schedules, up-fits, renovations, etc.
  • Field emergency maintenance calls and ensure repairs are made rapidly
  • Provide Owners with monthly reports and financials including:
    ○ Cash Flow
    ○ Income Statement
    ○ Balance Sheet
    ○ Income/Expense Register
    ○ Budget Comparison
    ○ Rent Increase
    ○ Delinquency
    ○ Lease Expiration
    ○ Rent Roll
  • Create personal relationships with Tenants to facilitate renewal
  • Provide owners with competitive prices for Landlord and Tenant up-fit
  • Develop annual budgets
  • Provide year-end accounting for prompt income tax preparations
